Frequently Asked Questions

When should I contact a lawyer about buying a home?

Contact us as soon as your offer is accepted. Early contact lets us review everything and identify issues before closing. Buying privately? Contact us before making an offer so we can prepare the agreement with protective conditions in place.

What are the typical closing costs in Nova Scotia?

Budget for: legal fees ($800-1,500 plus HST), disbursements ($500-800), title insurance ($200-400), and property tax adjustments. Your lender may require an appraisal or survey. We provide detailed estimates upon reviewing your file.

What is title insurance, and do I need it?

Title insurance protects against pre-existing title problems discovered after purchase (fraud, forgery, missing heirs, survey errors, unpermitted work). Most lenders require it. The one-time premium ($200-400) covers you while you own the property. We arrange this during your purchase.

Do non-residents need special documentation when selling?

Non-residents of Canada must obtain a clearance certificate confirming payment of any taxes associated with the sale of the property. We help coordinate this requirement.
